A roof over your headmatters.

Landlord–Tenant Law

Both sides of the lease — and both sides of the foreclosure.

We have experience in both prosecuting foreclosures on behalf of banks and in advocating for individuals who are going through the foreclosure process. We have also assisted many landlords and tenants in disputes.

That balanced perspective makes us better counsel for whichever side of the table you are on. Tell us your situation honestly, and we will tell you straight what your options actually look like.

For Landlords

Protecting your property without losing your weekends.

Owning rental property in Indiana is a real business — and like any business, it depends on enforceable contracts, predictable processes, and clear documentation. We help landlords navigate the everyday issues that come with the territory: late rent, lease violations, security deposit disputes, property damage, and tenants who simply will not leave.

When informal solutions stop working, we move quickly and properly through the court system so you can get your property back, recover what you are owed, and return to running your business instead of chasing a problem.

For Tenants

A fair fight when the lease isn't being honored.

Tenants often discover that their lease is not the protective document they assumed it was — until something goes wrong. Habitability issues, wrongful eviction attempts, retaliatory rent increases, security deposits withheld without explanation, and informal lockouts are all situations where Indiana law provides real remedies.

We help tenants understand their rights, push back through the proper channels, and, when needed, take a landlord to court. The goal is always a stable outcome — whether that means staying in your home, recovering your deposit, or transitioning out on fair terms.

Leases & Agreements

A lease should prevent fights, not start them.

A well-drafted lease is the single most cost-effective tool a landlord has, and the single most important document a tenant signs. Many of the disputes we see could have been avoided with clearer language about late fees, repairs, pets, guests, early termination, and renewal.

We draft and review residential and small commercial leases for clarity and enforceability under Indiana law, and we tune the language to the kind of property and tenant you are working with — not a generic form pulled off the internet.

Evictions

The right way through small-claims and superior court.

Indiana evictions look simple on paper and rarely are in practice. The notice has to be correct. The filing has to be in the right court. The hearing has to be properly served. A single technical mistake can send you back to the start with another month of unpaid rent on top.

We handle eviction matters end to end — drafting and serving notices, filing in small-claims or superior court, appearing at hearings, and pursuing damages and possession judgments where appropriate.

Foreclosure — Homeowners

Options exist, even after the notice arrives.

If you are facing foreclosure, the worst thing you can do is nothing. Indiana law and federal protections give homeowners a window to respond, negotiate, and sometimes restructure — but the window does not stay open indefinitely.

We sit down with you, look at the loan, the notices you've received, your income, and your goals, and walk you through every option that is realistically on the table — loan modification, short sale, deed in lieu, defending the foreclosure action, or filing for bankruptcy protection. Then you decide what to do next, with full information.

Foreclosure — Lenders

Experienced representation for banks and lenders.

We have prosecuted foreclosure actions on behalf of lenders for years and know how to move them through the Indiana court system efficiently — title work, complaint drafting, service, judgment, sheriff's sale, and post-sale matters.

Because we have also represented homeowners, we understand the defenses a borrower may raise and how to anticipate them, which keeps cases on schedule and reduces costly delays.

Lease, eviction, or foreclosure — let's talk through it.

One short phone call is usually enough to know whether you have a real problem or a manageable one. Either way, you'll leave the call with a clearer picture than you came in with.
